Frequently asked questions (FAQ)

Questions about Memberships

What is an encumbrance?

An encumbrance is a legal obligation or restriction on a property that is registered on the land title. Homes in the RRRHA community are automatically encumbered, which means they are legally required to be members of the RRRHA and follow its rules and regulations.

Do I have the option to opt-out of being a member of RRRHA if my property is encumbered?
No, there is no opt-out option. If a property is encumbered to the RRRHA, the owners are automatically members and must follow the association's requirements.

What are the benefits of being a member of RRRHA?
As a member, you have access to the following benefits:
  • Park access 365 days a year
  • Member rates on RRRHA programs and rentals
  • Ability to join the Board of Directors
  • Voting rights at the Annual General Meeting

When and how do I need to notify RRRHA of a change in property ownership?
When you purchase a new property, you must provide RRRHA with a copy of the updated land title within a reasonable time frame. This ensures RRRHA has accurate records and can send invoices and notices to the correct owner.

What are the annual homeowner fees and what do they cover?
The annual homeowner fee is $250 + GST ($262.50 total). These fees go towards the operation and maintenance of the RRRHA community, including:
  • Year-round maintenance of the Ranch building, park, amenities, and common areas
  • Member functions and events
  • Staffing for park safety and operations

What happens if I don't pay the annual homeowner fees?
If the annual fees are not paid by the due date of January 31, the following will occur:
  • Monthly interest charges of 2% will be applied starting February 1
  • Accounts outstanding as of May 31 will be sent to collections
  • Unpaid accounts will lose access to the park and other member privileges until the account is brought up to date

How do I obtain an access card for the park?
Each property is assigned one access card. If the card is not left behind when ownership changes, you have two options:
  1. Contact your real estate lawyer and request they reach out to the previous owner to obtain the card.
  2. Purchase a new access card for $30 from the RRRHA office after providing the updated land title.

What are the park access policies?
All members in good standing have access to the RRRHA park and amenities 365 days a year. Access cards must be swiped at the gate, and cards must be presented to sign out any equipment like boats.
